ImmoScout24: Prices For Condominiums In Austrian Ski Resorts Are Skyrocketing

The mountain panorama on your own doorstep? Many winter vacationers dream of their own four walls in Austria's popular ski areas. ImmoScout24 analyzed the prices of condominiums in 15 Austrian ski areas. The development is going uphill: In 2021, prices rose by a whopping 12 percent compared to 2020, and in some regions there were price increases of up to 59 percent. In Kitzbühel, the price per square meter is now just under 14,000 euros. In contrast, the holiday home on the Semmering at 2,000 euros/m2 seems almost a bargain. On average in Austria, you have to shell out 7,500 euros per square meter for a holiday home in the snow.
The expensive domiciles in the West
The search queries for holiday apartments in the Austrian ski areas skyrocket every year in January after the Christmas holidays. The longing for a home in the mountains is what drives real estate seekers. However, if you want to call an apartment your own in the posh ski resort of Kitzbühel, you have to dig deep into your pocket. An average of 13,979 euros per square meter is currently to be expected there. This means that Kitzbühel remains by far the most expensive area. In addition, there will be an enormous price increase of 24 percent in 2021 compared to 2020. The property prices in Tyrolean Ischgl (8,437 euros/m2), Sölden (7,938 euros/m2) and Schladming are significantly lower, but still at a high level (7,631 euros/m2).
Strong price increase
The prices for condominiums rose the most in the previous year in Sölden with an increase of 59 percent to 7,938 euros per square meter. Purchases also became significantly more expensive in the southern ski areas of Katschberg (EUR 6,247/m2) with an increase of 52 percent and Nassfeld (EUR 5,659/m2) with an increase of 38 percent. And also in the Tyrolean Alpachtal (6,831 euros/m2) property prices have increased by 36 percent. In Semmering, the Viennese ski area on the border between Lower Austria and Styria, property can still be purchased for a comparatively modest EUR 2,000 per square meter. Prices in Flachau and Kaprun are also below 6,000 euros per square meter. “Sharp rising prices in the west make alternative ski areas more attractive. The trend towards second homes has increased significantly during the pandemic.
